Our planning process.

The Brief

Sometimes we receive the brief. Sometimes it’s just outlines and a general reference. Each time we listen carefully.

The Science of Sketching

The preliminary brief is ready for the first mould. The interdisciplinary team is assembled. Budget and project planning are tackled.

The Integrative Concept

Sound and attractive solutions get some technical and economic outlines. General and architectural concept receive client approval.

The Definitive Design

The schematics of the definitive design are set out according to the detailed (definitive) brief. The internal briefs for the engineering designs are launched. Primary coordination of the project team.

The Building Permit

Considering all pertaining laws and regulations, the project passes all the authorities’ verifications. The final validation materializes in the building permit. The underlying documents are excerpted from the technical design.

The Science of Technical Design

The tender-relevant drawings, descriptions, specifications and bills of quantities are deliverable. Project integration and final collision-check.

The Science of Detailing

Detailing of the few or plenty of individually required special solutions. No relevant variations from building permit status. Strictly confined within the approved budget.

The Art of Tender Management

Tender documents get organized for a quick, easy and responsible bid. Contractors’ qualification with regard to the project is verified. Consistency of the bid is paramount.

The Professional Assistance

Milestone confirmation is mandatory. Coordination meetings are required for an adequate quality of the construction. Acceptance of works according to regulations and commissioning of the building (delivery to the client).

The Science of Ageing

Verification of normal ageing processes provides early insight into required interventions, beyond regular maintenance. Sub-par evolution needs to be addressed adequately in order to minimize impact and keep solutions simple and effective.
